Buying your first home is exciting, but it’s easy to get swept up in the charm of a place and miss warning signs that could cause headaches later.

While I am an estate agent, I have just gone through the process of buying my first home, so I know firsthand how overwhelming it can feel!


Here are a few tips I wanted to share to help you avoid common pitfalls—because no one wants to move in only to discover they’ve bought a money pit!


The Quick Red Flag Checklist

🔍 Damp & Mould – The Silent Invaders
That “cosy” smell could actually be a warning sign! Look for water stains, bubbling paint, or black mould spots—especially around windows, ceilings, and skirting boards. Run your hand along walls—do they feel cold or damp in certain areas? This could be a sign of moisture problems. If a seller has strategically placed air fresheners everywhere, they might be masking something.

🏠 Cracks in Walls – Harmless or a Nightmare?
Not all cracks are created equal. Hairline cracks in plaster are normal, but wide, deep cracks (especially near doors and windows) could indicate structural movement. If in doubt, bring in a surveyor!

👂 Noise – What Can You Hear?
Stand still and listen. Is there loud traffic, noisy neighbours, or even a distant hum from a nearby establishment? It’s easy to overlook sound distractions when focusing on the look of a property, but they could be a real annoyance once you move in. Visit at different times of day to check the noise levels.

💡 Dodgy Electrics – Sparks Shouldn't Fly!
Look for outdated fuse boxes, exposed wires, or too many extension cords plugged in. Flick light switches and check for buzzing noises—unless you want a horror-movie vibe!


🚿 Water Pressure – A Dribble or a Dream?
Run the taps and flush the toilet—poor water pressure could mean plumbing issues or an old boiler on its last legs.

📦 Storage – Is There Enough?
Think beyond just bedrooms and living space—where will you put everything? Check if there are built-in wardrobes, cupboard space, or loft access. If storage is limited, will you need to factor in extra costs for furniture or external storage? Make sure the property works for your needs!

📍 Location, Location… Or a Future Construction Site?
Check for planned developments nearby. That peaceful cul-de-sac could soon be a building site with heavy traffic.

🚗 Parking & Neighbours – Are They a Problem?
Visit the area at different times of day. Is parking impossible in the evening? Are the neighbours throwing daily garden parties? Small things can become big frustrations.


A stunning kitchen or a fresh coat of paint can be deceiving—so don’t let excitement cloud your judgment! Take your time, do these quick checks, and if something feels off, dig deeper.

Always ask for a second viewing before exchanging contracts—ideally within the first couple of weeks of having your offer accepted. Seeing the property again with fresh eyes can highlight issues you might have missed the first time. Plus, you can use this time to measure up and get all your furniture ordered, ready for move-in day!
