How you could save thousands of pounds on your house sale

At first glance, choosing an estate agent with a low fee seems like a good idea. Selling your home quickly and saving money is something we all want isn't it? Before you sign on the dotted line, you should read this blog, how a more "expensive" agent can save you thousands of pounds in the end.

Harrisons Homes are fortunate to have a very engaged digital community via our social media channels and community groups. We recently ran a poll in our groups asking members to choose between two agents that are marketing homes in the Sittingbourne and Faversham areas currently.

The choices were:

Agent A
0.75% Commission. Achieves 99% of asking price

Or

Agent B
1.5% Commission. Achieved 102% of asking price

We asked members, based on this, to vote on who they would choose to sell their property.

The results were closer than we expected, based on what we had said above 55% of the respondents voted for agent A (the cheapest fee).

Cheap fees can leave you thousands of pounds out of pocket.


From the scenario above we applied this to a fictional house that was listed with a sale price of £500,000. Let's look at how these figures stack up and which agent is really the best value for money?

Agent A
They achieve 99% of asking price. Meaning they would agree a sale at £495,000.
They charge 0.75% commission, £3,712.50.

Leaving you with a balance of £491,287.50

Agent B
Achieves 102% of asking price. Sale agreed at £510,000.

They charge 1.5% commission, which is £7650.

Leaving you with £502,350


That’s a difference of £11,062.50
