What does tier 4 mean for my house move?

What does tier 4 mean for my house move?

The housing market is to remain open, but what does that mean?

With the news that large parts of the UK are moving into Tier 4, what does this mean if you are moving home?

The good news from Westminster is that the housing market is to stay open across the UK, including in the new Tier 4 areas of England.

The Ministry of Housing, Communities and Local Government has given specific guidance for the English tier 4 locations.

It says: “You can still move home. People outside your household or support bubble should not help with moving house unless absolutely necessary.

“Estate and letting agents and removals firms can continue to work.”

A further announcement from Housing Secretary Robert Jenrick, on Twitter, says: “Housing market update: the sales and rental markets remain open in all tiers. All associated activities can continue as before.”

But he continues: “Please follow the Covid-secure guidance. And use your judgment as to whether it’s necessary right now.”

It’s the final sentence that is a little bit of a grey area and this will be interpreted by estate agents up and down the land in many different ways.

Therefore, until we have further clarification and until we have had a chance to review our own safety procedures, Harrisons WILL NOT be conducting face to face viewings or valuations.
Virtual viewings and valuations will continue as normal, as will all other aspects of the business and your property sale.

We believe that we have an obligation to our community, we cannot in all conscience risk spreading this virus further, especially when so many people are having to cancel their Christmas plans and make so many sacrifices.

Buying a home is one of life’s biggest decisions. Whether it’s your first purchase or your fifth, the process can feel daunting, with plenty of pitfalls to avoid. From mortgages and surveys to legal paperwork and negotiations, there’s a lot to take on board. By arming yourself with the right information and working with a knowledgeable local estate agent, you’ll be better placed to make smart decisions and find the home that truly fits your needs.

If your home has been on the market for over three months, you’ve probably heard the same advice from your agent: “We need to reduce the price.”

If your letting agent isn’t delivering, you don’t have to stay stuck. Switching agents is easier than many landlords realise and could protect your investment long-term. Here’s how the process works, and why September is the perfect time to act.

Selling your home should be exciting, not stressful. Yet too many sellers across Sittingbourne, Sheppey and Faversham find themselves stuck on the market, watching weeks slip by with no serious offers.
