2. I’m Not on Zoopla!


True, We are not! Here's why

Property portals like Zoopla are expensive and, don’t deliver much in terms of enquiries or leads. That’s why we don’t use them. Instead, we rely on something much more effective: our database.

Over the years, we’ve built and maintained a huge database of qualified buyers. These are “hot buyers” who are ready to make offers, with all their finances already checked and verified. This is why we often sell houses before they even hit the portals—and for above asking price.

We prefer to focus on methods that work, rather than paying for portals which show little return.


3. We Give Low Valuations!


We don’t give valuations at all. Estate Agents cannot value property. If you want an official valuation, you’ll need to hire a RICS Chartered Surveyor not an estate agent.

What we can do is give you expert advice on where to position your home price-wise in today’s market. Instead of relying solely on comparable properties (which often sell below asking price locally), We use data from the House Price Index and current price-per-square-foot trends. From there, we craft a pricing strategy to help you achieve a premium price.

Our aim is to break ceiling prices using our unique 12-step strategy. We will always be honest about what we think your property can achieve—We won’t over-inflate the 'value' just to win your listing. Instead, we’ll test higher pricing off-market, gather feedback, and refine the strategy before going live.

Some agents are paid commission on winning listings, so they’re incentivised to overprice and chase market share. That’s not how we do things. we would rather lose your listing than see you chasing the price down to get a sale.


4. We Are More Expensive


Our fee is 1.5%, which might be higher than some agents—but not all. And here’s the thing: If you can negotiate us down on fee, what does that say about our ability to negotiate on your behalf?

Negotiation is our job. We are all qualified advanced negotiators. Here’s how that translates into results for our clients in Faversham last year:

It's can be down to a number of things but if, once reviewing the feedback we believe it is price, why wouldn't we act swiftly?

According to Rightmove 7 our of 10 buyers will NOT view a property if they thing it's over priced. And the longer a property is listed, the more stagnant it becomes. Delayed reductions can take twice as long to sell and when they do, they are likely to only achieve 84% of the ORIGINAL asking price (Rightmove).

So getting ahead of reductions by being proactive is needed to ensure a property gets maximum interest and several buyers interested and competing to buy it. This is the best way to get the best price in any market.


6. We Don’t List Many Properties


This is true, and it’s intentional.
We all keep our client portfolio's small—just 15 clients at a time—so we can deliver an outstanding level of service. Many agents focus on market share, listing as many properties as possible. That’s not our style.

Instead, we give each client the attention they deserve. As a result, many of the properties we sell don’t even make it to the portals, where agents typically compete on stats. Our focus is quality, not quantity.
