As we roll towards the tail end of the summer, we are seeing a different pattern to property listings and requests for market appraisals. What has always been a quiet time due to the holidays is now turning into our busiest month of 2022 and our busiest August ever in terms of listings and sales.
This demonstrates that there is still plenty of people wanting to move in the near future.
Why now?
With the much media documented cost of living crisis, house prices have shot up over the last couple of years. Now with interest rates rising and there being current talk of those prices in houses coming down, many people are considering what that means for them as a buyer or seller.
House sale listings are happening right now, rather than the more traditionally busy times as those doing so are likely to want to get the most for their home before prices start to settle
Harrisons proudly maintain a reputation for getting the best price possible on listings, along with accurate valuations. We also avoid tying in clients with Sole Agency Agreements, which may sound counter-productive to us, but simply put – we are extremely confident we will sell your home quickly. The average time currently to sell is at its lowest since 2016 at just 21 days, so really we see this agreement as something that isn't applicable.
Our fall rates are also extremely low compared to the national average of 34%. We are finding that many home owners are looking for agents that will be able to drive their sale through to completion, and Harrisons have a track record of doing just that.
Will house prices go down?
Looking at the table below, Sittingbourne (with Faversham and Sheppey) house prices have held their own in comparison to the rest of the south east, which has seen reduced increase over the past few months. You'll notice a natural adjustment happening after recent and sharp rises that have occurred, so what looks like reductions, is just the market beginning to show signs of levelling off.
Normality is in its early stages, but the shift has certainly started.
